Israel Real Estate Index (IREI™) — Ron Cohen VAS

The Israel Real Estate Index (IREI™) measures unlevered total returns of directly held, income-producing property from one annual valuation to the next, for standing assets only. The Index tracks the performance of 1,037 real estate investments across eight constituent platforms, with a total market value of ₪129.8bn as at December 2025.

Returns are time-weighted, calculated using the Modified Dietz method and chain-linked across periods. The Index was developed by Ron Cohen VAS with academic advisory input and is maintained and operated by Ron Cohen VAS. Methodology

Coverage. The Index tracks 1,037 directly held, income-producing assets across eight constituent platforms – some ₪129.8bn of market value at December 2025 – Israeli assets only, with overseas holdings excluded.

Return measure. Unlevered total return from one annual valuation to the next, for standing assets only; land, development and construction are excluded. Returns are time-weighted, calculated using the Modified Dietz method and chain-linked across periods.

Sectors. Office, Industrial/Logistics, Retail and Other, classified by the market value of standing assets. Sector return splits income return (NOI yield) from capital growth.

Attribution. Platform-level timing and selection effects on a Brinson–Fachler basis, measuring each platform's contribution to relative return.
